For real estate and letting agents

An AI assistant for real estate and letting agents.

Real estate agents, letting agents and property managers use Kaer to answer viewing enquiries, keep the diary full and chase no-shows. It reads what reaches your inbox, offers times from your calendar and drafts each reply from the property's details. Replies wait for your approval, and valuations and negotiations stay with you.

What do agents hand over first?

The enquiries that arrive when you are out on a viewing.

  • Viewing enquiries

Reads each enquiry, answers from the property's details and offers two times.

Waits for you: the reply, until you switch on auto-replies.

  • Confirmations and reminders

Drafts the confirmation and a reminder the day before, with the address and how to get in.

Waits for you: each message, unless you let routine ones go automatically.

  • No-shows and second viewings

Offers a new time to anyone who missed a slot, and follows up after each viewing.

    Waits for you: every message.

  • Applicant paperwork

Tracks which references and documents are still outstanding and drafts the chaser.

Waits for you: each chaser, unless you let routine ones go automatically.

  • Vendor and landlord updates

Writes up the week's enquiries and viewings for each property.

    Waits for you: each update.

Where do your enquiries come from?

Most reach you as email, which means Kaer can read them without any integration.

  • Property portalsEmail

Portal leads that arrive by email are read like any other enquiry.

  • Your website formEmail or trigger

A form that sends email works straight away, or it can start a workflow directly.

  • Your CRMIn Kaer's browser

If it has a web app, Kaer signs in and uses it, with you typing the password.

  • CalendlyIn Kaer's browser

Kaer sends your link and works alongside Calendly's own reminders.

What does a week of viewings look like?

Saturday's enquiries are drafted and waiting by Monday morning, and the diary stays full. Here is an example, built from the jobs above.

  • Monday

Weekend enquiries are drafted, each with times to offer. You approve them in one pass.

  • Tuesday

Chasers for outstanding references are ready for you.

  • Wednesday

Tomorrow's reminders are drafted, and a cancelled slot has a message ready for the next person.

  • Thursday

No-shows have a note offering a new time.

  • Friday

Each vendor or landlord has an update ready to read before it goes.

What stays with you?

Advice, negotiation and anything regulated.

  • Valuations and offers

Kaer can pull comparables from public sources. The advice is yours.

  • Payments

A click that pays is held until you approve it.

  • What is said in your name

You answer for each message. In the UK that includes your redress scheme, and in the US the Fair Housing Act covers statements to prospective renters and buyers. Keep your rules in the brief and read drafts.

Questions

Can AI answer property enquiries?
Yes. Kaer drafts each answer from the details you give it and holds it for your approval. You can switch on auto-replies for routine messages once you trust them.
Does it work with my property software?
There is no direct connection to property CRMs. If yours has a web app, Kaer signs in and works in its own browser. Most portal leads arrive by email anyway.
Will it reply in the evening and at weekends?
Kaer reads and drafts whenever mail arrives. Drafts wait for you unless you switch on auto-replies for that type of message.
